Why Level 3? 

The most detailed inspection delivered by an experienced RICS accredited surveyor. The Level 3 Report is ideally for properties in poor condition, of an unusual design, substantially altered or extended, or for larger, older or non-traditional types of construction. It contains all of the same information as the Level 2 survey with a few important additions:

 The level 3 is significantly more detailed, examining the property’s structural integrity, identifying any major defects, potential issues, or hidden risks that may require attention or further investigation. In particular the Level 3 includes a more thorough consideration of the roof space, grounds, floors and services.

Not only does the level 3 provide a description of visible defects, it  also explores the potential problems caused by hidden flaws.

Comments on Energy improvements

The level 3 also advises on the appropriateness of any anergy improvements recommended by the EPC, where available.
